Appraisal Guidelines

Based on the FHA and existing HVCC requirements for conventional loans, American Financial Resources, Inc. (AFR) has selected Streetlinks as our approved Appraisal Management Company (AMC).

FHA requirements specifically address appraiser independence, pre-valuation requests and the passing of any expected value by a loan originator. Our approved appraisal management company’s arms-length, independent appraisal processes are built for full compliance with these regulations.

If your company is an unconditional DE lender, you may use any unaffiliated Appraisal Management Company of your choice or set up a separate account with Streetlinks. Please note that any appraisal completed by a company other than Streetlinks will have a desk review ordered during underwriting.

- If your AFR client code starts with a TF or C, please follow the directions below marked with an A.

- If your AFR client code starts with a TPO or WS, please follow the directions below marked with a B.

- If your AFR client code does not have a prefix or you do not know what your client code is, please contact your AFR Account Executive or AFR’s Broker Services brokerservices@afrwholesale.com

 

A)   If your AFR client code begins with a TF or C, you can place an appraisal order with Streetlinks as soon as your company has met the MDIA required waiting period for a borrower to pay for the appraisal. Please set up your own separate account with Streetlinks under AFR’s client ID 5321.

B)   If your AFR client code begins with a TPO or WS, please set up your own account at Streetlinks using AFR’s client ID 2893. You may order the appraisal at any time. Streetlinks will automatically place the order on hold until AFR informs Streetlinks that the MDIA required waiting period has been met. Once AFR informs Streetlinks that the order can move forward, the e-mail address listed on the order will receive an e-mail notice from Streetlinks stating that the appraisal order has been processed. This procedure applies regardless of whether the borrower pays for the appraisal or not.
 

 

Please note the following:

·     If an appraisal was completed through another AMC with a different FHA lender prior to the loan coming to AFR, AFR will accept the appraisal as long as the appraisal is in the name of an FHA Unconditional DE Lender aka Full Eagle.

·     If the appraisal is in the name of any other company other than an FHA Unconditional DE Lender aka “Mini Eagle” the appraisal will not be accepted by AFR.

·     If the appraisal was not completed by an HVCC-compliant AMC, the appraisal will not be accepted by AFR.

·     If you use the incorrect client code you will run the risk of being out of compliance with MDIA. If you are out of MDIA compliance you will be required to reimburse the borrower in full for the entire appraisal costs.
